The City off Yelm has reviewed your project for compliance with your Site Plan Review approval
20130320, dated November 4, 2013, adopted building codes, and City Development Guidelines.
Your project is incomplete at this time. Your request for a Temporary Certificate of Occupancy
for the south building may be granted when you have completed the life safety issues of the
punch list, and provide the City of Yelm an assigned savings valued at 150% of the value of
incomplete work.
The following items are incomplete, and must be completed to receive a certificate of
occupancy for the south building.
Life Safety
1. Return hand rails are required on both sides of stairs, post or ground with 1 foot
extensions at the top and bottom.
2. Raise floor or add beveled trim inside of sliding glass doors in all first floor B units to
make the height of the threshold of the door % inches or less.
3. Completed and approved fire alarm and sprinkler inspections.
ADA
1. Post ADA signs at parking stalls.
2. All secondary Doors must have a net opening of 31 -5/8 inches
Sidewalks
Site
1. The first two panels of side walk, north of the tactile strip exceed the 8.3% and 2.0%
cross slope. Replacement of these panels are required to meet ADA standards.
2. The last panel before the double park bench is a 6% slope and require ADA hand rails.
1. No park benches.
2. Refuse enclosure incomplete.

3. Supply documentation that play ground surface product meets ASTM F 1292.
4. Garages are incomplete but not included in the assigned savings.
5. Rock wall around play area does not extend along the east side per the plan.
Landscaping
1. Six foot fence, as called out on approved landscape plan missing.
2. Rear lawn not seeded or sodded.
3. Perimeter landscaping missing on north and south property lines.
4. Missing trees at the south west corner. No Red Maples or Paul Scarlet Hawthorns per
approved landscape plan.
5. Trees missing at center island.
6. Refuse enclosure landscape does not meet approved landscape plan.
7. Landscaping at the east end of the garages incomplete.
8. Thuja's planted in the play area between buildings does not coincide with the approved
landscape plans.
Water
1. The two double detector check valves in the riser require certification.
Sewer
1. Label sewer on electrical panels
2. The three sewer cleanouts and boxes marked CO to be set at finished grade.
As stated above, the City may provide a Temporary Certificate of Occupancy for the south
building if an Assignment of Savings, in the amount of 150% of the cost of the missing work is
provided.
