The Conceptual Master Plan has created four planning units or neighborhoods. These have been planned
to accommodate a variety of residential densities. One of the neighborhoods prOVIde the OppOrtunity for
commercial and central park development. All other neighborhoods require a minimum of development,
a housing density range from minimum to maximum has been identified to meet the housing objectives
of the City of Yelm.

Water runoff will be storm water runoff from the roof drains and the impervious surfaces. Site

The majority of the land is vacant. A public golf course. Limited use dairy, several small farmsteads
and single family homes occupy the properties. Adjacent properties are a mihtary reservatIOn and
training center, farmsteads, single family residences, multifamily residences, public recreation and
a mixture of commercial businesses.

The site has been, and currently is, used for agriculture. A former dairy and operating cattle farm
occupies a portion of the property Small farmsteads are located in the northern portion of the site.

Several single family houses, barns and outbuilding are located throughout the site.
