Landlord rent /leases the following property to the Tenant(s): Building C (36x84ft), 109 93rd Street, Yelm
Washington 98597.
4. TERM:
The rental /lease agreement is for a term of 24 months beginning on November 1, 2015 ending October 31,
2017.
S. RENT:
The monthly rental /lease shall be $1600.00* (see 7. SPECIAL TERMS AND CONDITIONS c.) for the first 12 months
(November 1, 2015 — October 31, 2016) and will increase to $1875.00 for the remaining 12 months (November
1, 2016 — October 31, 2017). The amount due is to be paid to the landlord on or before the 1s` day of every
month delivered to the Landlord at 105 Vt St W Ryderwood WA 98581. After ten days of the due date, a 5%
penalty per day shall be added to the rent.
6. UTILITIES:
Utilities shall be paid by the Tenant ($50.00 of the rent shall cover the water) the cost of the monthly expense
for the sewer will be divided between the three occupied businesses equally. Proof of the total amount of the
monthly expense for the sewer to be divided will be provided by the Landlord upon request.
7. SPECIAL TERMS AND CONDITIONS:
The Landlord and Tenant(s) agree to the following Special Terms and Conditions:
a. A deposit of $1000.00 is due upon signing of this agreement.
b. The Tenant(s) will pay the last month rent $1875.00 to the Landlord in incremental payments of $468.75
a month in addition to the monthly rent of $1600.00* ($2068.75) over the first four months of this lease
(November 2015, December2015, January 2016, and February 2016).

S. DEPOSIT:
a. The Landlord acknowledges that the receipt of a deposit in the amount of $1000.00 payable in the terms
as described under section 7.
b. The Security Deposit is intended to pay the cost of damages, cleaning, excessive wear and tear, and
unreturned keys once the Lease Agreement has ended and /or for any unpaid attorney fees suffered by
the Landlord by reason of Tenant's default of this Lease Agreement.
c. Tenant(s) may be responsible for any unpaid charges or attorney fee, suffered by the Landlord by reason
of Tenant's default of this Lease in accordance to state and local laws and regulations.
d. Under no circumstances can the Security Deposit be used as a payment for rent and /or other charges
during the term of this Lease Agreement.
e. The Leased Premises must be left ion good, clean condition with all trash debris, and Tenants' personal
property removed.
f. Landlord's recover of damages will not be limited to the amount of the Security Deposit.
9. MAINTENANCE AND REPAIRS:
The Landlord shall be responsible for repairs in or about the Leased Premises unless caused by the negligence of
the Tenant. Tenant will be responsible for any repairs caused by his /her negligence.
a. It is the responsibility of the Tenant to promptly notify the Landlord of the need for any such repair of
which the Tenant becomes aware.
b. If any required repair is caused by the negligence of the Tenant and /or Tenant's guests, the Tenant will
be fully responsible for the cost of the repair and /or replacement that may be needed.
c. Tenant(s) agrees to keep the premises as clean as the conditions of the premises permit and to comply
with all duties imposed on Tenants by state and local laws.
10. ALTERNATIONS:
No substantial alternation, additions, or improvements shall be made by the Tenant without the prior written
consent of the Landlord.
11. ENTRY BY LANDLORD:
Except in the case of an emergency, the Landlord shall only enter the Tenant's dwelling unity with the Tenant's
consent, or after giving Tenant(s) two (2) days advance notice. Tenant(s) shall not unreasonably withhold
consent. The Landlord shall only enter at reasonable times, for the purpose of inspecting the premises, making
repairs or improvements, applying necessary or agreed services or showing the unit to prospective or actual
purchasers, mortgagers, tenants, workers or contractors.
12. SUBLETTING OR ASSIGNMENT:
Tenant(s) shall not assign the agreement or sublet the premises without prior written consent of the Landlord.

13. PARKING:
Parking is permitted in all areas around the front and side of the leased building, unless otherwise indicated by
the Landlord in writing.
14. NOTICE OF TERMINATION:
a. Tenant(s) shall terminate this agreement by giving the Landlord written notice at least sixty (60) days
before the end of the rental /lease term.
b. Landlord may terminate this agreement by giving the Tenant written notice at least (60) sixty days
before the end of the rental /lease term.
15. SERVICE OF NOTICE:
All notices required by this agreement and applicable to state or local law to be served by the Tenant(s) upon
the landlord shall be mailed to the following address:

16. AGREEMENT FOR NON - COMPETITION:
Tenant(s) agree that he /she will in no way compete with other businesses currently operating in the same
business complex. That being any form of auto repair related to breaks, frontend work, exhaust, and cooling
systems.
17. LIABILITY INSURANCE:
Tenant(s) shall provide to the Landlord proof of Liability Insurance in the amount of $1,000.000.00. Such proof
shall be mailed to the landlord within ten (10) days of the signing of the rental /lease agreement.
18. POLLUTION CONTROLS:
Tenant(s) will comply with all state and city rules, laws and regulations regarding the control of any and all
pollutants while in possession of the premises. Tenant(s) are responsible for all costs associated with the clean-
up of pollutants.
19. RENEGOTIATION:
The Landlord will have the option to raise the rent /lease payment according to current inflation upon the
renewal of the rental /lease agreement.
20. ATTORNEY FEES:
Tenant(s) agree to pay reasonable attorney fees and costs to the Landlord should a legal action become
necessary to enforce any part of this lease.
