4. PROPERTY:
Landlord rents /leases the following property to the Tenant(s):
Building B, 109 93`d Street, Yelm Washington 98597.
5. TERM:
The rental /lease agreement is for a month to month agreement beginning on June 1, 2011.
6. RENT:
The monthly rental /lease shall be $1350.00, plus utilities. The amount to be paid to the Landlord on
or before the 1" day of every month delivered to the Landlord at 13003 Rainier Acres Rd. SE, Rainier,
WA 98576. After seven days of due date a 5% penalty per day shall be added to the rent.
7. UTILITIES:
Utilities shall be paid by the Tenant ($50.00 a month which is included in the rent paid is for water).
8. SPECIAL TERMS AND CONDITIONS:
The landlord and Tenant(s) agree to the following Special Terms and Conditions:
a. No Special Terms and Conditions apply to this lease.

a. The Landlord acknowledges that the receipt of a deposit in the amount of $_0.00_ payable
upon signature of this lease.
b. The Security Deposit is intended to pay the cost of damages, cleaning, excessive wear and
tear, and unreturned keys once the Lease Agreement has ended and /or for any unpaid
attorney fees suffered by the Landlord by reason of Tenant's default of this Lease
Agreement.
c. Tenant(s) may be responsible for any unpaid charges or attorney fees, suffered by the
Landlord by reason of Tenant's default of this Lease in accordance to state and local laws
and regulations.
d. Under no circumstance can the Security Deposit be used as a payment for rent and /or other
charges during the term of this Lease Agreement.
e. The Leased Premises must be left in good, clean condition with all trash, debris, and
Tenant's personal property removed.
f. Landlord's recovery of damages will not be limited to the amount of the Security Deposit.
10. MAINTENANCE AND REPAIRS:
Landlord shall be responsible for repairs in or about the Leased Premises unless caused by the
negligence of the Tenant. Tenant will be responsible for any repairs caused by his /her negligence.
a. It is the responsibility of the Tenant to promptly notify the Landlord of the need for any such
repair of which the Tenant becomes aware.
b. If any required repair is caused by the negligence of the Tenant and /or Tenant's guests, the
Tenant will be fully responsible for the cost of the repair and /or replacement that may be
needed.
c. Tenant(s) agrees to keep the premises as clean as the conditions of the premises permit and
to comply with all duties imposed on Tenants by state and local laws.
11. ALTERATIONS:
No substantial alteration, additions, or improvements shall be made by the Tenant without the prior
written consent of the Landlord.
12. ENTRY BY LANDLORD:
Except in the case of an emergency, the Landlord shall only enter the Tenant's dwelling unity with
the Tenant's consent, or after giving Tenant(s) two (2) days advance notice. Tenant(s) shall not
unreasonably withhold consent. The Landlord shall only enter at reasonable times, for the purpose
of inspecting the premises, making repairs or improvements, applying necessary or agreed services
or showing the unit to prospective or actual purchasers, mortgagers, tenants, workers or
contractors.
13. SUBLETTING OR ASSIGNMENT:
Tenant(s) shall not assign the agreement or sublet the premises without prior written consent of
the Landlord.
14. PARKING:
Parking is per fitted in front of the leased premise and should not interfer with other business in the

15. NOTICE OF TERMINATION:
Tenant(s) shall terminate this agreement by giving the Landlord written notice at least thirty (30)
days before the end of the rental /lease term.

16. SERVICE OF NOTICE:
All notices required by this agreement and applicable state or local law to be served by the Tenant(s)
upon the Landlord shall be mailed to the following address:

17. AGREEMENT FOR NON - COMPETITION:
Tenant(s) agrees that he /she will in no way compete with other businesses currently operating in
the same business complex. That being any form of auto repair related to: breaks, frontend work,
exhaust, and cooling systems.
18. LIABILITY INSURANCE:
Tenant(s) shall provide to the Landlord proof of Liability Insurance in the amount of $1,000,000.00.
Such proof shall be mailed to the Landlord within ten (10) days of signing of the rental /lease
agreement.
19. POLLUTION CONTROLS:
Tenant will comply with all rules, laws and regulations regarding the control of any and all pollutants
while in possession of the premises. The Tenant is responsible for all clean -up of pollutants.
20. RENEGOTIATION:
With thirty days notice, the Landlord reserves the right to raise the rent /lease payment according to
current inflation but not to exceed 15 %.
21. ATTORNEY FEES:
Tenant agrees to pay reasonable attorney fees and costs to the Landlord should a legal action
become necessary to enforce and part of this lease.
