CITY OF YELM ORDINANCE NO. 473 AN ORDINANCE DESIGNATING ZONING FOR PROPERTY INCLUDED IN ANNEXATION (ANX8073) APPROVED BY ORDINANCE NO. 465 AND AMENDING THE COMPREHENSIVE PLAN OF THE CITY OF YELM, WASHINGTON ACCORDINGLY. WHEREAS, the City Council and the Yelm Planning Commission have held a duly- noticed public hearing regarding zoning for property in City of Yelm Annexation 8073. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF YELM DOES ORDAIN AS FOLLOWS: Section 1. The following described territory (Area 1) annexed in ordinance No. 465 is hereby zoned Residential-Agricultural one-one (RA 1-1): That part of the NW 1/4 and the NE 1/4 of Section 29, T17N, R2E, W.M., delineated as lots 4, 5, 6, 7 and 14 of tract 31 and lot 3 of tract 34, McKenna Irrigated Tracts, as recorded in Volume 9 of Plats, Pages 43-44, records of Thurston County, Washington. Except those portions lying within county roads known as 103rd Avenue SE and Grove Road SE. Section 2. The following described territory (Area 2) annexed in Ordinance No. 465 is hereby zoned Low-Traffic Commercial (C-3): That part of the NW 1/4 and the NE 1/4 of Section 29, T17N, R2E, W.M., delineated as Lots 8, 9, 10 and 11 of tracts 31 and lots 6A and 6B of tract 34, McKenna Irrigated Tracts, as recorded in Volume 9 of Plats, pages 43-44, records of Thurston County, Washington Except those portions lying within county road known as Grove Road SE and State Highway SR507. Section 3. The following described territory (Area 3) annexed in Ordinance No. 465 is hereby zoned Commercial (C-1): That part of the NW 1/4 of Section 29, T17N, R2E, W.M., delineated as Lots 4 and 5 of tract 34, McKenna Irrigated Tracts, as recorded in Volume 9 of Plats, pages 43-44, records of Thurston County, Washington. Police response time is faster within the City as officers are on duty 24 hours per day, have less land area to cover and are usually within the City limits. Calls from county residents go out first to the Thurston Co. Sheriff's Office, they have a much larger land area to cover, after county notification Yelm P.D. will respond as/if needed. ? Street standards are higher in the City. ? Pedestrian areas are required in the City. ? Permits would be handled locally, except for those requiring health department approval i.e. septic. ? Fire protection remains unchanged. ? Service availability first to city residents, i.e. water, sewer.
