NOTICE IS HEREBY GIVEN that you as the property owners 15408 105th Avenue SE are in
violation of Chapter 1, Sections 1.16.020, Violations, of the Yelm Municipal Code.
ALLEGATIONS OF FACT
1. Troy and Jennifer Slack are the lawful owners of parcel number 65080007800,
15408 105th Avenue SE, described as:
Section 25 Township 17 Range 1E Quarter NE NE Plat NISQUALLY ESTATES
DIV 2 PH 1 LT 78 Document 3206025
2. The dwelling is a single family residence currently being used as a real estate
rental
3. The City of Yelm on December 4, 2014 received a complaint from the Thurston
County Health Department regarding the up keep of your property being
associated with a neighborhood rat infestation.
4. On December 5, 2014 by, U S Mail, you were requested by the City of Yelm to
respond to this allegation. As of today's date no response has been received.
ALLEGATIONS OF LAW
A. The above described property is with the City of Yelm
B. The above described property is Zoned R -4 with its current use as a single family
residence
C. The above property is in violation of Section 17.57.060 ( C ) Storage, Yelm
Municipal Code which states:
Storage in residential areas shall comply with the same requirements as those
specified for business establishments and shall, in addition to the requirements
ofYMC 17.57.060(A) and (B),
Section 17.57.060 (B) states:
Outside storage shall be maintained in an orderly manner consistent with good
housekeeping practices and shall be:
1. Effectively fenced and screened from all residential areas and public
rights -of -way (an eight -foot solid fence is presumed to effectively screen
outside storage, not all outside storage requires an eight -foot solid fence);
2. Consistent with fire, safety, health and sanitary codes and industry
practices.
IT IS ORDERED THAT within 15 days of receipt of this notice you shall comply with Section
17.57.060 ( C ) Storage by firstly, eliminating all rodent populations and secondly,
maintaining the rear yard of your residence in an orderly manner.
Failure to comply with the terms of this notice of violations by stated time may result in
further actions by the City of Yelm, including, but not limited to the issuance of civil
penalties of up to $250.00 per day of violation or further enforcement action through court
of competent jurisdiction.
