Your property located at 907 Rhoton Rd, Assessor's Parcel # 22719210800, is currently being
used as storage for semi vans, construction material and trucks (see attached pictures). The
property it is not in compliance with the Yelm Municipal Code as it is in violation of Chapter
17.84, site plan review and Chapter 14.08 critical areas. The East half of the property currently
lies in a flood zone. The property is Zoned Industrial, where such activities may be allowed,
however prior to such use Site Plan review is required.
Site Plan Review is the process by which your proposed project is reviewed and written
approval is granted based on development, design and environmental guideless applicable to
your project.
I am attaching copies of meetings we have had regarding your property to give you an idea of
what conditions may be required through Site Plan Review. We have not had an opportunity to
discuss your property with any interested parties since the new flood insurance rate map zone
was updated.
As the City of Yelm is an environmentally sensitive area with a shallow aquifer serving our
citizens with potable water and the site is in a flood zone I am requiring you to remove the
equipment, trucks and vans on site within 10 days of receiving this notice.
