It has come to my attention that you have built a shed roof Addition onto the side of your
residence. It appears you may be in violation of several codes.
1. The International Residential Code (IRC) requires a building permit for any
Addition to your residence, Section R105 Permits.
2. IRC Section R302 Fire - Resistant Construction, Table R302.1, requires a 5
foot separation distance from the property line
3. The Yelm Municipal Code, Title 17 Zoning Chapter17.12 (R -4), 17.12.050 Lot
Area C. 1, requires a 5 foot side setback from your side property line.
If combustible materials are stored in this area, additional code may apply. I have
attached copies of highlighted code sections and a picture for your reference.
Please bring your Addition into compliance with all above listed codes within 14 days of
receipt of this letter.
Building a storage shed in your backyard may be an option to consider. If the shed is
200 square feet or less, no permit is required. Setback requirements listed above and
building codes do apply. Home Owner's Association rules and regulations may also
apply.
