Dear: Mr. & Mrs. McFall,
It came to our attention that property you own on Cullen's Road at 9445 has two dwelling units
sharing a common water meter. A search of our records from the time of
annexation of the property into the City of Yelm did not show a Building Permit for the
secondary dwelling unit.
The Yelm Municipal Code allows the use of secondary dwelling units in the parcels current
zoning of R -6; however with the following requirements:
A secondary dwelling unit may be created on a single family lot for the exclusive use of
persons related by blood or marriage to the owner /occupant of the property, Section
17.15.020 (B.6) YMC.
The Yelm Municipal Code further states:
For lots of record under one acre such conversion or addition shall not cause the
maximum allowable building or development coverage of the lot to be exceeded and
shall not itself exceed 1000 square feet, Section 17.15.020 (B.6a), and,
A Building Permit and all other applicable permits shall be obtained prior to construction
of such conversion or addition, Section 17.15.020 (B.6e).
The use of your secondary dwelling unit is in violation of the Yelm Municipal Code per the
sections cited above. Until a building permit is approved and proof of relationship established
with the tenant you may not use the secondary dwelling unit.
