DESCRIPTION OF PROPOSAL
Mr Cameron has reouested a variance rorm the side and rear yard
Zoning Code set-back reouirements for RA 1-5 Zone The current
set-back restrictions imoosed in the RA 1-5 zone are; 30ft rear
yard, and 20ft side yard Mr Cameron's request would be to
reduce these side and r.ear yard $et~b~ck reQuirements to single-
ramily R-l standards of 20ft rear and 7ft side The property
is about 1/3 acre and is a long narrow lot located along south
the side of lOAth west of the new rlre station
Mr Cameron wishes to construct a carport garage and recreational
vehlc1e covered storage area His claim is that the current RA
1-5 zoning set-back requirements would not allow him to do this
_FINDINGS AND RECOMMENDATION
Strict interpretation of the Zoning Ordinance would not allow
variance for this proposal However, realizing the
implementation of the Growth Management Act, thus a probable
rezone to a higher density in the future, the Planning Dept
feels that this request would not adversely affect the intent of
the zoning set-backs I spoke with the City Building Official,
Jerry Prock, and he would not object as long as the request does
not violate the set-back requirements of the Single-family R-l
Zone-

and the area is characteristically already built up in this
manner, recommends approval of the variance request The -------
