Sox 479 Yelm, WA 98597 This is in response to your letter requesting a determination as to whether you could replace an existing mobile home on property located at 10502 Grove Road SE and identified by Assessor's Tax Parcel Number 64303100801 in the event that it were destroyed. The property is zoned Large Lot Commercial (C -3), which does not allow single family dwellings unless they are located on existing lots of record under one acre in area. Based on this, the mobile home is a non - conforming use. Chapter 19.93 Yelm Municipal Code states that a non - conforming use may be continued and maintained provided that it is not expanded, enlarged, or extended and that it is not discontinued or abandoned for a period longer than 18 months. In summary, if the existing pre- existing, non - conforming dwelling were to be damaged or destroyed it could be replaced provided it were no larger than the existing mobile home and it were replaced within 18 months.
