Re Site Plan Approval for SPR-8143
Dear Mr S/opak.
The City has completed its review of the above referenced proposal located on First Street South
The Planning Department grants approval based on the following conditions
1 The 234 sq f1. improvement located between building 2 and 3 shall meet fire wall
standards and all other applicable standards as provided for in the Uniform Building
Code Please submit your construction plans to Jerry Prock, Building Department, for
his review and approval. If you have any questions, Jerry can be reached at
458-8407
2 The proposed 1,080 sq f1. addition located adjacent to building 3 shall be relocated to
the north and adjacent to building 1 The 1,080 sq ft. addition will meet all
requirements of the Uniform Building Code Construction of the 1,080 sq ft. addition
shall not commence until condition number 3 is meet.
3 The property owner and the City of Yelm shall have the property lines of tax parcels
64420200500 and 64420100300 legally adjusted as follows the applicant will deed to
the City an area located on the southwestern corner of the project site for future public
nght-of-way for the realignment of Mosman Street. In return, the City will deed to the
applicant an area of equal square footage from the southwestern corner of the
adjacent City parcel #64420100300 (see attached map) The property deeded by the
City to the applicant shall retain an easement for maintenance of the City Step Septic
Tank. The City shall be responsible for cost's incurred for preparing and recording
the property line adjustments
