Dear Mr Huddleston
The City has completed its review for the above referenced project located at 10747 Mill Road
Southeast. Preliminary short plat approval has been granted, subject to the following
conditions
1 Further development of lot 1 will require the 64' private road and utility easement be
developed to City standards and dedicated as public right-of-way
2 Further development of Lot 1 or 2 will require, but is not limited to, participation in
street frontage improvements, any necessary water and sewer system upgrades based
on available capacity, street widening, pedestrian improvements, etc.
3 Further development of Lot 1 or 2 will require connection to the City water and sewer
systems Any stem upgrades necessary for the connection of services will be at the
applicant's expense
4 Prior to final plat approval, Thurston County Health Department fees must be paid
5 Due to the aquifer sensitive nature of the area, a designed sewage system will be
required for any future repair to the existing sewage system on Lot 2

RE:Boundary tine Adjustment for Dotson Property
Dear Jolin:
A Boundary Line Adjustment fBLA) is an admihistrativeprocesses
which typically takes 2 - 7 weeks for tne City to review and
approve. If the proposed BLA is fora site that has both City
water and sewer the review and approval time is approximately 2
weeks. When the proposal site includes on-site water and/or sewage
systems the review and approval takes approximately 7 weeks.

. The City of Yelm does not have a Health Department, therefore when
bn-site water and/or septic systems are ihvolved it is necessary
for the Thur~ton County Environmental Health Department, to review
the proposal. and approve of the water ahd septic system.
The application and required documents(maps, etc.) for a BLA are
turned into the City. The City notifies and' forwards a copy of the
application and documentation to Thurston County Environmental
Heal th Department. Thurston County will bill the applicant
directly for their review fees. The CJ. ty and County review the
appl'ication concurrently with a decision/approval resulting in
approximately 7 weeks. .
