Dear Ms Piazs and Mr Magno
The City has completed its review for the above referenced project located at 204 Yelm
Avenue East. Approval has been granted, subject to the following conditions
1 Prior to occupancy all ADA requirements must be completed and approved by the
Yelm Building Department.
2 The current access on the southwest property line on Y elm Ave E shall be abandoned
by the applicant. The access shall be barricaded by landscaping and/or fencing
3 Per the Yelm Municipal Code, Chapter 17 38, Off-Street Parking, six (6) parking stalls
are required However, Section 1738 OtO B , provides special consideration for
parking requirements as they pertain to the Central Business District. Staff has
approved a reduction to four (4) on-site parking stalls The reduction is granted after
staff determined that condition number two (2) above will create an additional on-
street parking stall and there are two (2) existing on-street parking stalls along the
property frontage
4 Per the Yelm Development Guidelines, Chapter 4, the parking area shall be paved
Temporary occupancy, for 90 days, will be approved prior to the completion of the
parking area
5 Per the Yelm Development Guidelines, Chapter 5, on-site stormwater facilities shall be
provided Temporary occupancy, for 90 days, will be approved prior to the completion
of the stormwater facilities.
6 Per the Yelm Municipal Code, Chapter 17 80, Landscaping Requirements, all
applicable requirements shall be met. Temporary occupancy, for 90 days, will be
approved prior to the completion of the landscaping improvements.
