Description of Proposal
The proposal has been revised and a new site plan submitted which decreases
the size of the Rite Aid Pharmacy from the original 17,500 square feet to
13,800 square feet.

Threshold Determination
The City of Yelm as lead agency for this action has determined that this
proposal does not have a probable significant adverse impact on the
environment. Therefore, an environmental impact statement (EIS) will not be
required under RCW 4321 C 030(2)~) This decision was made after review
of a completed environmental checklist and other information on file with the
lead agency This information is available to the public on request.

1 The applicant shall contribute $750 per new PM peak hour trip generated by the project.
The Transportation Facility Charge (TFC) shall be based on 69 new trips, the proponent will
be responsible for a TFC of $51,75000
2 Access to Yelm Avenue shall be restricted to a right in, right out only The Yelm Avenue
access shall include an island to prevent left turn movements and a right hand taper lane
The City will provide the applicant with detail for improvements to the Yelm Avenue access
A full access shall be allowed along Vancil Road as shown on the site plan
3 The applicant shall submit a demolition plan for all structures on the project site The
demolition plans shall address the presence of asbestos and lead paint. Any buildings
containing asbestos and/or lead paint shall be demolished in accordance with all applicable
state and federal laws and regulations
