1. Does the design minimize conflicts with neighboring land uses? Explain:
The preVIOUS use of thts property was as a railroad comdor The property vanes from
100 feet m WIdth to 200 feet m wIdth m the City lllmts. Thts project proposes to construct
a lO-foot paved surface pedestnan and bIcycle trail generally located m the center of the
nght-of-way from Mossman Road to the City lllmts. Long-term plans also call for an
equestrian trail to be developed adjacent to and separate from the paved trail surface (not
mcluded m thts phase of development) From Mossman Road to Yelm Avenue a trailhead
will be constructed. Long-term plans (see attached) call for trailhead facihty that is Park-
like Thts project proposes phase I development of the trailhead (see attached) whtch
mcludes a meandenng trail from Mossman to the dnveway next to the Library and parking
for 8 cars on an asp halted surface. Landscapmg and vegetative buffers will separate the
trail from adjacent propertIes. Landscape rockery and other amemtIes will be used to
separate county trail nght-of-way from adjacent propertIes. Bollards will be placed at all
cross-roads to prevent vehtcle access to the developed trail.
2. Is the site within 300' feet of any "critical areas" such as wetlands or streams?
No
3. What provisions will be made for stormwater and/or flood control?
Run-off would be stormwater only Water will flow onto and remam WIthtn the trail
property as It currently and htstoncally does. The railroad comdor IS a compact gravel
surface. The trail corridor, by Virtue of ItS 65-year use as a railroad comdor, is already an
ImpervIOUS surface. No addItional stormwater run-offwill be generated due to the
construction of this project. Further, other than travel periodically by a maintenance
vehtcle, vehtcles will not generally be allowed on the trail and thus contammants from
vehtcles are not antICIpated.
4. What provisions will be made for water supply and sewage disposal?
Thts project will reqUIre CIty water for ImgatIOn of the landscaped areas. It does not
reqmre sewage dIsposal. No buildings are proposed m thts phase. Future phases of the
trailhead m the City ofYelm will reqmre addItional water and sewage sefV1ces. Both
sefV1ces will need to be proVided by the CIty
5. What provisions will be made for electrical power, natural gas, telephone or other
utilities?

None are reqUIred m the phase of development for the trail and/or trailhead facilities.
Electncal and telephone sefV1ces will be reqUIred in future phases of trailhead
development.
6. What provisions will be made for streets, access, and/or buses?
The trailhead facilIty will serve as the mam trail access point. The driveway near the
library will be paved and extended mto the trail property Parkmg will be proVIded for 8
cars on the short term. No additiOnal streets or bus sefV1ce Improvements are proposed as
a part of the project. Trail access can occur from the trailhead, Mossman Road, local
busmesses, Yelm Avenue, SR 507, Nisqually Estates, and George Road.
7. What provisions, if any will be made for open space and/or recreation?
The mam focus of the project IS to add Improved and managed open space and
recreational amenities and opportunIties. The developed trail comdor will proVide for
additiOnal opportunIties for walkmg, bIcyc1mg, roller-bladmg, and other recreatiOnal
pursuits.
8. What provisions will be made for schools and school children?
Nothing in particular Trail can be used by children to travel to and from school safely

Rural Trail Section
The Rural Trail Sectlon IS desIgned to respond to the need to provIde a county-wIde trail
corndor for non-motonzed wheeled and pedestrian use while accommodating the equestnan
demand found throughout the rural neighborhoods along the Corndor It IS composed of a
ten foot wIde asphalt paved trail, two foot unpaved shoulder (west), five foot unpaved
shoulder (east, runner's lane), variable wIdth vegetated buffer (three foot width mInImum) and
a three to five foot WIde equestrian trail. The equestrian lane will be WIdened In appropnate
locations to provIde for paSSIng.

Urban Trail Section
To safely accommodate a wide range of users and the anticipated volume of users the Urban
Trail SectiOn is designed to provide a clear corndor for both wheeled users and pedestnans.
The Urban Trail Section extends from the proposed East/West Greenway near PaCific Avenue
to Yelm Highway and borders the highest density reSidential neIghborhoods along the
Corndor (approximately 3 miles) It IS composed of a two foot unpaved shoulder, two five
foot asphalt paved bIke lane and a five foot pedestnan lane/shoulder (two feet paved, three feet
unpaved) A vertIcal envelope seventeen feet WIde and ten feet high will be kept clear from
vegetation IntruSiOn. Bike lanes will be separated by a four Inch WIde dashed stnpe. Bike lanes
and pedestnan lanes Will be separated by a four Inch WIde contInUOUS stnpe. The Urban TraIl
Section will merge Into the Transltlon TraIl Section approximately two hundred feet south of
the southern access ramp to the Yelm Highway
