envIronmental checklIst and have the followmg comments

This Mitigated Determination of Non Significance is based on the project as proposed and impacts and
mitigation reflected in the following

1 The applicant shall mitigate transportation impacts based on the new p m peak hour trips generated
by the project. The Transportation Facility Charge (TFC) shall be based on 0 60 new p m peak
hour trips per townhouse unit. The proponent will be responsible for a TFC of $450 00 per
townhouse unit which is payable at time of building permit.
2. Trees along the western property line within the required 15' buffer shall be protected during
construction with construction fencing
3 The proponent shall enter into an agreement with the Yelm School District to mitigate project
impacts to the school district.

Cullens Road Townhouses proposal is for 12 townhouse buildings on
24 lots. Each building will consist of two single family residences.
The total area of the site is approximately 4 acres.

SCS lists soils on site as Spanaway gravelly sandy loam,
Spanaway stony sandy loam, and Spanaway gravelly sandy
loam. On-site soils testing confirmed that these are the
primary soil types present.

There are no surface indications of unstable soils in the
immediate vicinity.

Describe the purpose, type and approximate quantities of any filhng
or gradIng proposed. Indicate source of fill.
A portion of this site will be graded to reduce the steepness of
the slope. Total cut volume: 4,030 cubic yards; total fill
volume: 5,020 cubic yards. The approximate 1,100 cubic yards
to be imported will be clean material, free of debris. The source
of this fill material will be determined later.

Could erosion occur as a result of clearing, construction, or use? If so,
generally describe.
Erosion is always a possibility on construction sites. The
highest potential for erosion will occur during the grading
process for the project. Refer to item h. below for proposed
erosion control methods.
g. About what percent of the site will be covered WIth rmpemous
surfaces after project construction such as asphalt or buildings?
The new interior public roads (names to be determined),
sidewalks and driveways, will cover less than 23% of the total
acreage with impervious surface. Future residences and
accessory structures may create an additional 18% of
impervious area.

the earth, if any'
An erosion control plan will be developed in accordance with
the City of Yelm standards. Erosion control fencing and other
devices will be used to ensure no materials leave the site.
Following construction all exposed surfaces will be landscaped
and revegetated.

All heavy equipment will be fitted with required emission
control devices. During dry periods of the year, construction
areas will be watered down as needed to control dust.

Stormwater will be retained on site and infiltrated back into

surface waters as a result of this project. Treatment facilities
have been designed to reduce this risk as much as possible.

To our knowledge, this site has not been used for mineral

No structures are existing on this site. There are three septic
drainfields and one well present which serve adjacent
residences. They will be abandoned as part of this project.

No structures will be demolished. Two mobile homes previously
located on the property have been removed.

The current comprehensive plan designation of the site is
Moderate Density Residential (R-6).
