SoIl m stockpiles should be stabIlIzed or protected WIth sedIment-trappmg measures to prevent soIl loss All exposed areas at final grade, or areas that are not scheduled for work for more than 30 days should be stabilIzed wIthm 10 days durmg the penod from Apnl 1 to October 31 or ImmedIately dunng the penod runnmg from November 1 to March 31 b PrOVlSlon should be made to mmImIze the trackmg of sediment by constructIOn vehIcles onto paved publIc roads. The total area of the site is approximately 4 acres. 12 Location of the proposal. It consists of parcel numbers 21724110502, and 21724110503, and 21724110504, which includes Lot 2,4 and Tract A of SS-8119. B ENVIRONMENTAL ELEMENTS 1 Earth a. If you know the classIficatIOn of agncultural sOlIs, specIfy them and note any prIme farmland. SCS lists soils on site as Spanaway gravelly sandy loam, Spanaway stony sandy loam, and Spanaway gravelly sandy loam. On-site soils testing confirmed that these are the primary soil types present. d. Are there surface mdIcatIOns or hIstory of unstable soils in the Immediate vicinity? If so, describe There are no surface indications of unstable soils in the immediate vicinity. e Describe the purpose, type and approximate quantities of any filhng or gradIng proposed. Indicate source of fill. A portion of this site will be graded to reduce the steepness of the slope. Total cut volume: 4,030 cubic yards; total fill volume: 5,020 cubic yards. The approximate 1,100 cubic yards to be imported will be clean material, free of debris. The source of this fill material will be determined later. f. Could erosion occur as a result of clearing, construction, or use? If so, generally describe. Erosion is always a possibility on construction sites. The highest potential for erosion will occur during the grading process for the project. Refer to item h. below for proposed erosion control methods. g. About what percent of the site will be covered WIth rmpemous surfaces after project construction such as asphalt or buildings? The new interior public roads (names to be determined), sidewalks and driveways, will cover less than 23% of the total acreage with impervious surface. Future residences and accessory structures may create an additional 18% of impervious area. h. Proposed measures to reduce or control erOSIOn, or other rmpacts to the earth, if any' An erosion control plan will be developed in accordance with the City of Yelm standards. Erosion control fencing and other devices will be used to ensure no materials leave the site. Following construction all exposed surfaces will be landscaped and revegetated. Stormwater will be collected by a se~i of catchbasins and after treatment, will be infiltrated in a underground stormwater facility located in Open Space Trac B) Describe the underlymg aqUIfer wIth regard to qualIty and quantIty, sensitIvIty, protectIon, recharge areas, etc. The entire City of Yelm is located in an area of extreme aquifer sensitiv ity. Will this water flow into other water? If so, descrIbe Stormwater will be retained on site and infiltrated back into the ground via underground drainrock infiltration galleries for roof runoff and underground infiltration for roadway runoff. 2) Could waste materials enter ground or surface waters? If so, generally describe. It is unlikely that waste materials could enter ground or surface waters as a result of this project. Treatment facilities have been designed to reduce this risk as much as possible. d. Treatment that meets or exceeds the standards will be provided prior to infiltration to the ground. All plans will be reviewed and approved by the City of Yelm. 4. Plants a. Describe whether it will be used for heating, manufacturmg, transportatIOn, etc. These townhouses on will use electricity to meet their needs for lighting, heating and cooling. To our knowledge, this site has not been used for mineral excavation, agriculture, or forestry. c. Describe any structures on the SIte. No structures are existing on this site. There are three septic drainfields and one well present which serve adjacent residences. They will be abandoned as part of this project. d. Will any structures be demolIshed? If so, what? No structures will be demolished. Two mobile homes previously located on the property have been removed. e What is the current comprehensIve plan desIgnatIOn of the sIte? The current comprehensive plan designation of the site is Moderate Density Residential (R-6). f. What is the current zoning classIficatIOn of the site?
