PRELIMINARY DRAINAGE REPORT
PROJECT DESCRIPTION
The proponent is applying for preliminary plat approval for the development of a 62 lot subdivision located
easterly of highway 502 and southerly of the Yelm city center
The site is composed of approximately 10 1 acres.
This project IS located in the Northeast quarter of section 25 Township 17 North, range 1 East, W M. The
site is currently undeveloped. Current comprehensive plan zoning is R--4
The proposal includes, the construction of frontage improvements along the existing state Route 507 to
"urban arterial" standards; construction of full street improvements for the new on site roadways,
constructed to "'ocal access residential standards", extension of water and STEP mainlines from state
Route 507 into the site; installation of storm water collection conveyance treatment, and infiltration pond
facilities, and grading associated with construction of the on-site roads.
STORMWATER
Runoff generated on the proposed onsite roadway and driveways will be collected, stored, treated, and
released as follows.

All onsite runoff from driveways and the new roadway will be collected in the site's public road
stormwater drainage system, conveyed via underground piping and discharged to the site storm
drainage treatment and infiltration pond facilities adjacent to the roadways
The treatment of the 6 month's storm runoff from the driveways and roadways will be
accomplished by the use of biofiltration swales pnor to the discharge into the mfiltration ponds.
Runoff from all residential roofs will be directed to individual onsite infiltration trenches.
SOilS
The soil conservation soil survey of Thurston County maps the on-site soils as 41 - A Spanaway, gravelly
Sandy loam. This soil is defined by SCS as follows: "in a typical profile, the surface layer is black gravelly
Sandy loam 14 inches thick. The subsoil to a depth of 18 inches, is dark grayish brown very gravelly Sandy
loam. The substratum to a depth of more than 60 inches is light brown- gray, vary gravelly Sand...
Permeability is moderately rapid. The available water capacity is low Surface runoff is low and there is
little erosion hazard. The affective rooting depth IS more than four feet."
Soils pits excavated in the vicinity of the proposed infiltration ponds confirm the soils as suitable for
infiltratrion. Additional soils exploration will be done during final design phase.
WELLS AND SEPTIC SYSTEMS
All domestic wells on site will be abandoned in accordance with Thurston County Departmental Health
Services and DOE criteria. The site will be served by city of Yelm public water

FUEL TANKS
Any underground fuel tanks located on the site must be removed or abandoned in accordance with WSOOE
regulations.
OFFSITE RUNOFF
There is no significant onsite runoff tributary to thiS site.

The FEMA flood rate map confirms that the site is located in a zone X (non flood zone)
DOWNSTREEM ANALYSIS
All runoff from storms up to do 100 year frequency will be collected on site, stored and discharged via
infiltration, Thus, no discharged of runoff is anticipated to outside properties or adjacent right- of- ways.
EROSION CONTROL
Project design shall include site grading and erosion control measures to contain silt and soil within the
project boundaries during construction until permanent erosion control is in place in the form of
landscaping, hydroseeding, roadway paving and other measures that may be required.
The on-site soils have potential for erosion. Filter fabric fencing shall be installed as needed around the
perimeter of the site to control erosion; the final civil plans will depict the location and will proVide details
for fencing. A stabilized construction entrance will be installed with permanent access to the roadway to
prevent vehicles from tracking soil away from the disturbed areas, any sentiment tracked offsite, shall, on
a daily basis, be swept are shoveled from the public roadway surface prior to washing down said pavement.
