The City of Yelm has recently reviewed an application from Larry Mahan to place a manufactured
home dealership on your property located at 17020 SE State Hwy 507 The City has approved the
application under specific conditions. Enclosed you will find the letter approving the use and
identifying the conditions in which the dealership can operate.
It is imperative that as property owners you understand that any use on property within the City
limits is subject to City regulations and development standards. Currently your site does not meet
minimum standards for the City of Yelm and that is why the dealership is being limited to no more
than two manufactured model homes
If any additional improvements, expansion of any use on the property or a new use is located
anywhere on the nine (9) acre site, the property will need to be brought into full compliance with all
applicable City regulations and standards This would include, but is not limited to, connection to
the City water and sewer systems, paving parking areas, providing stormwater facilities, street
frontage improvements and landscaping

No preliminary determination of consistency with City development regulations has been made. At
minimum, this project will be subject to the following plans and regulations City of Yelm
Comprehensive Plan, Zoning Title (17), Critical Areas Ordinance (1408), Storm Water Drainage Design and
Erosion Control Manual (DOE), Uniform Building Code, State Environmental Policy Act (SEPA) Title (14),
Road Design Standards, Platting and Subdivision Title (16), and the Shoreline Master Program.

available or if applicable Environmental Threshold Determination, Notice of Public Hearing and Notice of
Final Decision If the proposed project requires a City Council decision, it will be mailed to all those who
participate in the public hearing and to anyone else requesting the decision in writing
