The City has completed its review of the application and requires the following list be completed prior to final short plat approval and recording 1, Per the Thurston County Public Health and Social Services Department letter dated February 13, 2001 (copy enclosed) please A. Complete items 3 and 4, page 2 to the satisfaction of Thurston County and provide the City with documentation of their approval B Include the existing well on lot 1 an 100 foot protective radius on the final short plat map (item 5, pate 2 ) C Please add the information identified in item 6, page 3, as a condition of approval 2. Lot #1, 1 41 acres Lot #2, 0 67 acres ~ Proposed land use for each lot. Single family residences served by on-site sewage disposal systems and single family wells Existing on lot 2, proposed on lot 1 ~ Natural slope of the land. 0 to 5% slope ~ Soil permeability, type, and SCS classification. The soils are mapped by the SCS as Spanaway Gravelly Sandy Loam Soils evaluated on site confirm the classification Adequate depths of permeable, unsaturated soils are present for designed on- slte sewage systems ~ Ground water separation. The depth to the domestic aquifer is estimated to be approximately 72 to 108 feet based on USGS and well log data This project is located within a Category I Aquifer Recharge Area as defined by the Thurston County Critical Areas Ordinance Environmental Health Division. 2000 Lakeridge Drive SW, Olympia, Washington 98502-6045 FAX (360) 754-4462 · TOO (360) 754-2933 * Recycled Paper IJ o o SS-00-8264-YL, Bunnell Tax Parcel 21724230700 Page 2 February 13, 2001 ~ Water supply Single family wells are proposed for each lot There is an existing well on lot 2 A well site has been proposed for lot 1 The well site for lot 1 is generally acceptable, however, prior to final recording of the short plat the well site will need to be moved slightly to wholly contain the 100 foot protective radius on the subject property Protective covenants for the both the existing and proposed well sites will need to be filed prior to final recording of the short plat This short plat is located within the water service area for the City of Yelm and may be available in the near future for water service If City of Yelm water service is available at the time of lot development, lot 1 may be required to connect to Yelm water ~ COMMENTS/CONDITIONS. 1 Due to the soils and the aquifer sensitive nature of the area, a designed on-site sewage system will be required on lot 1 at the time of lot development for any future repair/replacement of the existing system on lot 2 2 The individual well for lot 1 must meet the Certificate of Water Availability (COWA) requirements of the county sanitary code (quantity, quality, & construction) prior to the approval of sewage system and/or building permit applications If City of Yelm water service is available at the time of development of lot 1, connection may be required at that time 3 Prior to recording of the final short plat map the proposed well site for lot 1 will need to be moved slightly to keep the 100 foot protective radius contained wholly on the subject property A site plan will need to be submitted to this department showing the relocated well site prior to recording of the final short plat map 4 Prior to recording of the final short plat map, copies of signed, notarized, and recorded declaration of covenant forms (non-public) must be submitted for the proposed and existing well sites 5 The existing well on lot 1 and 100 foot protective radius must be shown on the final short plat map tJ o o SS-00-8264-YL, Bunnell Tax Parcel 21724230700 Page 2 February 13, 2001 6 The proposed well site for lot 1 is not required to be shown on the final short plat map. A note must be placed on the final map whIch notIfies future property owners that a well SIte has been IdentIfied for lot 1 and the locatIOn IS on file WIth the Thurston County Health Department The note must also notIfy future property owners that there are protectIve well covenants on file WIth the Thurston County AudItors Office and that any change m the well SIte locatIOn WIll reqUIre reVIew and approval from the Health Department and new protectIve covenants to be filed WIth the AudItors Office III. RECOMMENDATIONS.
