A control structure (CB 4) has been added upstream of the water quahty tank. The

Design Guidelines - Autozone
I-A (2) - Proposed Autozone bUlldlllg will have the front of the bUlldlllg faclllg Y elm Ave. The
side of the building facmg Vancil Road Will receive a landscapmg treatment to soften the exterior
of the buildmg form.
I.B (I) - Loadmg areas will be located towards the rear of the property and will be screened by a
landscape area adjacent to load 109 door Deliveries to Autozone stores normally are limited to
once a week delivery
I C (I) - A seating area located in the new "pocket park" adjacent to Vancil Road and the Yelm
A venue Intersection will be provided by Autozone. AdditIonally, site landscapmg for the subject
site and the pocket park will be integrated to form a common design theme.
I.D (1) - Service area is addressed above. HV AC equipment will be mounted on roof and will be
shielded from view by parapets on all sides of building. Electrical equipment will be located to
the rear of the store and not viewable from Yelm Ave. and screened from Vancil Road.
I.F (1) -Care has been taken to provide 'a combInatIOn of attractive screening walls, landscaping
and proposed pedestrian sIttmg areas to fulfill this reqUirement. EXisting trees will be
lllcorporated mto new development and mtegrated WIth the City'S new pocket park.
I.F (2) - The SIte plan antICIpates constructIOn of pedestrIan walkways to Yelm Avenue and a
connectIOn to Vaned Road across the new pocket park. Both of these routes connect with the
street corner and the buildmg entrance.
2.A (1) - All pedestrian paths will meet permanent codes and requrrements.
2.A (2) - Parkmg lot and pedestrIan pathways will be lIt With a combinatIon of 400W metal
halides, and exterior canopy soffit and build 109 lIghts. Details will be provided upon permit
submiSSIOn. Llghtmg WIll meet all CIty of Yelm requrrements.
2.A (3) - Sidewalks will be constructed adjacent to the buildmg exterIor In the automobile
parking areas to provide convenient assess to the buildmg. These Sidewalks will also be
connected to the public pedestrIan access system VIa Yelm Avenues and Vancil road.
2.B (I) - A 5' wide pedestrian access walk has been provided from Y elm Ave. to the building
entrance. Walk Will meet all permanent codes and reqUirements.
2.B (2) - PedestrIan walks are presently In place and will be mamtamed maklllg access available
to shoppmg center to the rear of the Autozone parcel.
2 B (3) - Automobile parkmg at the new Autozone bUildIng IS contiguous and adjacent to the
structure. A strIped pedestrIan access will be proVided to the connectIOn at Yelm A venue.
2.D (l)- PedestrIan walks are presently III place and Will be mallltamed makmg access available
to shopping center to the rear of the Autozone parcel.
2 D (2) -There IS not currently a publIc bus stop ImmedIately adjacent to the Autozone parcel
however If Transit officials were to located one III the future and new seatIng area m the pocket
park would make an attractive and convelllent locations for bus travelers.
2.D (3) - EstablIshment of a bus stop at the new pocket park would provide convelllent access
along Yelm Avenue and Vancil Road to nearby residentIal communitIes.
2.E (1) - Buildmg entrance has been designed with an overhangIng canopy area that covers a
portiOn of the sidewalk at the entrance doors. This structure projects out from buildIng to provide
shelter and to make the bUIlding entrance easily accessible and noticeable to customers whether
parked in front or sIde of the building.
2.F (1) - This site plan has been developed to take advantage ofthe future pocket park located
near the intersection ofYelm Avenue and Vancil Road. Short-term pedestrian shelter is located
under canopy at buildIng entrance.
3.B (1) - The majority of parking stalls are located in the Interior of the site away from the access
points. Two parking stalls are located near the pnmary access point and may be a source of
possible conflict, but desIgnation for employee use only will minimize disruption.
3 C (2) - All pertInent parklllg lot deSign detail standards Will be met.
3.D (I) - ThiS Issue has been addressed VIa the Master Development Plan of the shoppIng center
3.D (2) - Open parking was anticIpated and approved for this site.
4.A (1) - ThiS buildIng has been desIgned with a covered porch area at the entry way of building.
Incorporated in the buildIng entrance IS a landscaped pedestrian-oriented space equipped with
seatIng area and bike rack. An addItional pedestnan oriented space has been desIgned at the
pocket park at comer of Yelm A venue and Vancil Road.
4.B (1) - The proposed structure does not fall wIthIn the categones listed m thIS sectIOn. Proposed
buildIng will be a one-story 6128 sq buildIng.
4 C (1) - Metal landscape trellises have been added at comer ofbuildmg and along the Vancil
Road Side of the building. Vines will be planted to further accentuate the buildmg extenor The
buildIng entrance and the majorIty of the WIndows face the Yelm Avenue SIde of the building,
4.D (1) - The proposed Autozone buildIng deSign employs painted masonry walls of varied
textures, includmg sphtface block, smgle scored block, block projected bands all painted in a
three toned gray scheme. The canopy above the storefront system which projects out and covers
the entrance area will have a smooth E.1.F.S or stucco filllsh. Added archItectural Interest will be
proVided by lllcluSlOn of the use of metal trelliswork on the Yelm Avenue and Vancil Road Sides
of the buildlllg.

The PublIc Works Department has the following comments relatIve to the
proposed sIte development of the property located at Y elm Avenue & Vancil
Road.
WATER:
The proposed development is WIthIn the CIty'S water servIce area,
however, and would need to connect to CIty services. There IS an eXIstIng
8" water maIn located along Vancil Road.
Water ERU's (eqUivalent resIdential umts) are based on a consumptIOn
rate of 240 gallons per day and are charged at a current rate of
$l,OOOIERU (fee subject to change) InsIde CIty lImits. Proposed
calculatIOns wIll need to be provIded at the tIme of civIl reVIew to
detemllne the number of ERU's for thIS project. These fees are payable at
time of buildIng permIt Issuance.
IRRIGATION METER.
An additional water meter may be mstalled for the purpose of imgatIOn.
SEWER:
The proposed SIte IS WIthin the CIty'S sewer servIce area, however, IS

improvements for this prOject along Vancil Road may be deferred With a
"waiver of protest" and proponent will agree to partiCipate m the Yelm
Avenue 1 Vancil Road re-ahgnment in conjunctIOn With the Washmgton
State Department of Transportation and the City of Yelm. These
Improvements are expected to begm Spnng 2001 Vancil Road is currently
