Re: Autumn Hill II (Landscape Maintenance)
Dear Ms. Langdon:
This letter is in regards to our phone conversation on January 22, 2007 about maintaining the landscaping in Autumn Hill Plat. As we discussed on the phone, the City is required to
do a final inspection which includes landscaping before the plat can be approved. Upon completion of the required landscaping, the owner is required to arrange a contract with a landscape
company to maintain the landscaping for 3 years or until the homeowners association takes over.
The areas that were inspected and required to be maintained included all the open space areas (common areas) and the planter strip and street trees located in front of the lots and on
Vancil Road SE for the portion fronting Autumn Hill II. Both locations are within the city right-of-way. Please note that although the storm pond area is inspected as part of final
plat approval, it is the homeowner association’s responsibility to maintain it as stated in the Declaration of Protective Covenants, Conditions, Easements & Restrictions document. As
I mentioned over the phone, the homeowners association can maintain the landscaping themselves if they are not satisfied with the work performed by the landscape maintenance company.
It is your choice to either find a new landscape company and eliminate the existing contract or maintain the landscaping yourself. If you choose to find a new company, you can create
a new contract to include whatever you would like as long as the required areas are maintained.
