The applicant shall contribute $750 per new PM peak hour trip generated by the project. The Transportation Facility Charge (TFC) shall be based on 76 new trips, with a credit for existing uses. The applicant is eligible for an economic benefit credit as provided by Ordinance 580. 2. Access to Yelm Avenue shall be restricted to full movement inbound, but limited to right-turn only movement outbound. The Yelm Avenue access shall include an island to prevent left turn movements. The applicant shall submit detail drawings to the Community Development Department for review and approval. A full access shall be allowed along Creek Street as shown on the site plan. 3. OAPCA and City Demolition permits are required for the demolition of the existing structures. PROJECT DESCRIPTION: The project proposal consists of the demolition of two commercial buildings, and an apartment complex. Anew 14,490 sq. ft. retail building will be constructed.
