807 Clarify Comprehensive Plan MapCITY OF YELM ORDINANCE NO. 807 AN ORDINANCE of the City of Yelm clarifying the Comprehensive Plan Map by identifying areas within the Southwest Yelm Annexation Area as being Low Density Residential (R-4). WHEREAS, the Southwest Yelm Annexation area was annexed to the City of Yelm in 1993 via Ordinance 484; and WHEREAS, Ordinance 484 pre-zoned the entire annexation area as Master Planned Community (MPC) provided that, if a master plan were not in place the area would revert to the City zoning designation of R1; and WHEREAS, the City adopted an updated Comprehensive Plan in 1996, which does not include the R1 district; and WHEREAS, the updated Comprehensive Plan identified the Southwest Yelm Annexation area as a mixtured of districts, including Master Planned Community; and WHEREAS, it was not intended that property owners with less than 40 acres would be subject to a master site plan approval in order to develop their property, and WHEREAS, many parcels less than 40 acres were zoned Master Planned Community at the time of the updated Comprehensive Plan, at which time a master site plan had been approved for the annexation area, and WHEREAS, now that the master site plan has expired, the properties under 40 acres in area are zoned Master Planned Community but do not meet the criteria for submitted a master site plan application and, therefore, may not be developed as intended; NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF YELM, WASHINGTON DO ORDAIN AS FOLLOWS: The Comprehensive Plan designation of those properties within the Southwest Yelm Annexation area under 40 acres in area and currently zoned Master Planned Community (MPC) area hereby changed from MPC to Low Density Residential (R-4).
